The April numbers for the Houston housing market just came out, and there’s one comparison in this month’s report that I think every buyer and seller should pay attention to.

For the last few months, we’ve been following a similar trend here in Houston. Total property sales are up, active listings are up (though not as much as the year prior), and the Pending Sales Index has increased as well. All of those point to a market moving in a positive direction.

But what stood out most in this month’s numbers is how Houston compares to the rest of the country.

Houston is outperforming the national market. Unlike national housing sales, which remain significantly below pre-pandemic levels, Houston’s housing market has surpassed 2019 levels:

  • Houston single-family home sales: up 6.8% in April compared to April 2019
  • Houston 12-month sales: up 7.6% compared to the same period in 2019
  • US existing-home sales: down 22.4% in April 2026 compared to April 2019
  • US 12-month sales: down 22.7% compared to the same timeframe in 2019

In other words, Houston is trending upward while the national housing market is still trending downward in terms of total property sales. That gap is not small, and it tells us something important about the strength and resilience of our local market.

What does this mean for our market? As I always tell people, everything is relative to what you’re comparing it to. Despite high interest rates and higher inventory levels, the Houston market is performing strongly relative to others, and this is a good sign moving forward.
